Direct Booking Terms & Conditions
Version: 9 September 2026. Please read these terms together with the accommodation description, the price breakdown, the cancellation policy and the property-specific rules shown before you book. Keep a copy with your booking confirmation.

1. Who we are and when these terms apply
Beyond Stay Sweden is a brand of Short Stay AB, Swedish company registration number 559291-5192. Contact: info@short-stay.se, +46 728 78 27 67, Manufakturgatan 4, 417 07 Göteborg, Sweden.
These terms apply to direct bookings of temporary accommodation in Sweden where Short Stay AB is identified as your accommodation contracting party. If a different accommodation provider is identified before booking, that provider's applicable terms must be supplied. These terms do not replace the terms agreed for an Airbnb, Booking.com or other third-party booking.
Any individually agreed terms and the rate-specific cancellation conditions clearly presented and accepted before booking take priority over conflicting general provisions, subject to mandatory law. Material restrictions and charges must be disclosed before booking; later arrival instructions cannot introduce new material charges. A later website update does not change an existing booking.
2. Making a booking
The lead booker must be at least 18 and have authority to book for the travelling party or company. You must provide accurate contact details, dates and guest numbers, and ensure that your party receives the applicable rules. A booking is accepted when we issue a booking confirmation, subject to payment by the stated deadline. An enquiry or payment authorisation alone is not a booking confirmation.
Check your confirmation and tell us promptly about any discrepancy. We will not unilaterally increase an agreed price because of a pricing error; genuine errors will be addressed with you in accordance with applicable law. Company invoice arrangements require our written agreement.
3. Prices and payment
The payment amount, collection schedule and deadline shown before you confirm your booking apply. Complete payment using the secure booking process. Any separate invoice or alternative payment arrangement requires our written agreement. The payment schedule accepted for an existing booking is not changed by these general terms.
The total price and currency are displayed before you confirm. Consumer prices include applicable VAT and mandatory charges, including any mandatory cleaning charge. Swedish hotel-like accommodation is normally subject to 12% VAT; the tax treatment applicable to your booking is reflected in the price breakdown and receipt. Optional services require your agreement and are charged at the price disclosed when ordered. Your bank may charge its own currency-conversion fees.
Use only the secure payment method supplied through our booking process. If payment fails or is overdue, we will notify you and may cancel the unpaid booking after the deadline in accordance with applicable law. Do not assume it is cancelled until we confirm cancellation. Access may be withheld while the required payment is outstanding. This does not permit us to collect more than the amount lawfully due.
4. Cancellation, no-shows and changes
The cancellation policy for your selected accommodation and rate is shown before you confirm your booking and applies to that booking. It specifies any free-cancellation deadline, refund entitlement and charges for late cancellation or a no-show. Check these conditions before paying and keep your confirmation. If the cancellation terms are missing or unclear, contact us before booking. These general terms do not introduce a separate free-cancellation period or override the rate you accepted.
Send cancellation requests to info@short-stay.se, quoting your booking reference, or use a cancellation function provided in your booking confirmation. The time we receive your request determines the deadline; our later acknowledgement does not move that time. If you receive no acknowledgement, contact us to check receipt.
Date changes, guest changes and transfers to another booker require our written agreement and depend on availability. We will disclose any price difference before you accept. A change request does not suspend the cancellation deadline.
For dated accommodation there is no general statutory 14-day cooling-off right. Contractual free cancellation is different from a legal withdrawal right. Cancellation charges remain subject to mandatory law and must not be disproportionate. We will account for amounts that must legally be deducted, including recoverable savings or replacement revenue where required. A refundable security deposit is not a cancellation charge. Optional services not provided will be assessed separately under their agreed terms and applicable law.
Where a refund is due, we will initiate it without undue delay, normally within 14 days after the refund entitlement and amount are established, using the original payment method unless otherwise agreed. Bank processing may take additional time. Any shorter mandatory deadline takes priority.
5. Arrival, departure and access
Check-in and check-out times are specified for your accommodation. Early arrival and late departure require prior agreement and may incur a charge disclosed before you accept. Unauthorised late departure may result in a claim for reasonable, documented additional costs caused by the delay, without double recovery.
Complete any proportionate identity or guest-registration checks disclosed during booking or required by law. We will explain what information is needed and why. Keep keys and access codes secure; do not share them with unauthorised people. Lost keys, access devices or necessary lock replacement may be charged at reasonable, documented cost attributable to your party.
6. Occupancy and house rules
Only registered guests may stay overnight. Additional guests require advance approval, must remain within the property's maximum occupancy and may incur the extra-guest price disclosed and agreed before booking or before the change is accepted.No parties, events, unlawful activity or disruptive behaviour. Respect neighbours and any quiet hours disclosed for the property.No smoking or vaping indoors. Use only any expressly designated outdoor smoking area and dispose of waste safely.Pets require prior approval unless the property expressly permits them. Any pet fee must be disclosed before agreement. Legally protected assistance-animal rights are unaffected.Use the accommodation, furnishings and appliances responsibly. Do not disable smoke alarms, obstruct exits or create a fire or safety risk.No subletting, transferring access or using the property for an undisclosed commercial event. Any separately agreed longer-stay or business arrangement remains subject to its own applicable legal requirements.
The lead booker must take reasonable steps to ensure compliance by their party. Each person's liability is assessed under the agreement and applicable law; these terms do not impose unlimited liability for matters outside your responsibility.
7. Cleaning and checkout
Follow the checkout instructions disclosed for the property, including returning keys, disposing of rubbish in the designated place, dealing with used dishes and leaving the accommodation secure. Normal cleaning included in your booking price will not be charged twice. You are not required to carry out professional cleaning unless this was explicitly agreed before booking.
Excessive dirt, indoor smoking, unauthorised animals or failure to follow agreed instructions may lead to additional cleaning charges only for reasonable, documented work beyond included normal cleaning that is attributable to your party. Ordinary use and fair wear and tear are not damage.
8. Damage, security deposits and additional charges
Report damage, breakages or safety issues promptly. You may be liable for reasonable repair or replacement costs for loss or damage caused by your or your party's breach, negligence or intentional conduct, to the extent permitted by law. We take account of an item's age, condition and fair wear and tear; we do not automatically charge the cost of a brand-new replacement.
A security deposit or card pre-authorisation applies only if disclosed before booking, together with its amount, collection method and expected release timing. No general deposit amount is introduced by these terms. Any undisputed balance will be released or refunded without undue delay after the applicable inspection, in line with the disclosed timeframe; your bank may take longer to show a released authorisation.
Before seeking an additional payment or making a disputed deduction, we will provide the reason, amount and supporting evidence and a reasonable opportunity for you to respond. We may retain only a justified amount where lawful. These terms are not a blanket authorisation to debit any amount from your card; payment collection must follow the separately agreed payment authorisation and applicable law. You retain your right to dispute a charge.
9. Access during your stay and serious breaches
We respect your privacy. We may arrange access for necessary repairs, agreed services or inspections with reasonable notice and at a reasonable time. Immediate access may be necessary in an emergency or to address an imminent safety or property risk.
Serious or repeated breaches may result in refusal of access or termination of the stay where lawful. Where appropriate, we will explain the breach and give a reasonable opportunity to remedy it. Immediate action may be necessary for violence, unlawful activity or a serious safety risk. Any financial settlement must be proportionate and lawful; termination does not automatically forfeit every payment or deposit.
10. If we cannot provide the accommodation
If we cannot provide the confirmed accommodation, we will inform you promptly. We may offer a suitable alternative, but a material change requires your agreement. If no acceptable alternative is agreed, we will refund the affected accommodation and services we cannot provide. This does not exclude any additional remedy or compensation you are entitled to under applicable law.
Events outside either party's reasonable control will be assessed case by case under applicable law. They do not automatically allow us to retain payment for accommodation we cannot lawfully provide. Personal illness, transport disruption or a change of plans does not itself change an otherwise valid cancellation policy. We recommend suitable travel insurance.
11. Problems, complaints and liability
Tell us as soon as reasonably possible if the accommodation is not as agreed, using the contact details above or the assistance contact in your confirmation, and give us a reasonable opportunity to investigate and remedy the problem. In an emergency, call 112. Keep relevant evidence. We do not impose an automatic 24-hour forfeiture of your rights.
We remain responsible for our contractual obligations. Nothing here excludes liability that cannot lawfully be excluded, including applicable liability for personal injury, intentional conduct or gross negligence. We do not guarantee against every external interruption, but this does not remove your rights where promised accommodation or services are materially affected.
For unresolved consumer disputes, you may apply to the Swedish National Board for Consumer Disputes (ARN), www.arn.se, Box 174, 101 23 Stockholm, Sweden, subject to its current eligibility, fee and time-limit rules. Cross-border EU/EEA consumers can also seek assistance from their European Consumer Centre. Court remedies remain available. ARN does not handle disputes between businesses.
12. Personal data
We process information needed to administer your booking, provide the stay, handle payment and comply with legal obligations. Please read our Privacy and Cookies notice (Swedish) and the privacy information supplied in the booking process. Contact us for an explanation in English. Acceptance of these booking terms is not consent to marketing or optional tracking.
13. Applicable law and the terms you accept
Swedish law applies, without depriving a consumer of mandatory protections that apply under relevant conflict-of-law rules. Nothing here restricts any right to bring a claim before a court available to you under mandatory jurisdiction rules. The legal nature of a longer stay depends on the actual arrangement and applicable law, not only on the label used in these terms.
The version made available and accepted at booking governs that booking. If a provision is unenforceable, mandatory law applies and the remaining provisions continue only to the extent they can lawfully stand. Ambiguous standard terms are interpreted as required by consumer law. No provision permits unilateral changes to an existing booking or overrides your mandatory rights.

1. Bokning & betalning
Bokningar bekräftas först efter mottagen betalning eller bekräftelse från vår samarbetande bokningsplattform.
Betalning sker enligt villkoren på respektive plattform eller enligt separat överenskommelse.
2. Avbokning & ändringar
Avbokningsvillkor följer respektive bokningsplattform (Airbnb, Booking.com m.fl.) eller enligt separat avtal.
Vid utebliven ankomst (no-show) debiteras fullt belopp.
3. Incheckning & utcheckning
Incheckning sker tidigast kl. 16.00.
Utcheckning sker senast kl. 11.00, om inte annat avtalats.
Sen utcheckning kan medföra extra avgift.
4. Ansvar under vistelsen
Gäster ansvarar för lägenheten/boendet under hela vistelsen.
Skador, förluster eller onormalt slitage debiteras gästen.
Det är förbjudet att hålla fester, röka inomhus eller bryta mot husregler.
5. Städning & skick
Slutstädning ingår enligt avtal.
Gäster ombeds lämna boendet i rimligt skick (sopor ut, disk undanplockad, lakan samlade).
Extra städavgift kan tillkomma vid kraftig nedsmutsning.
6. Ansvar & försäkring
Vi ansvarar inte för personliga tillhörigheter under vistelsen.
Gäster rekommenderas att ha egen reseförsäkring.
7. Tvister
Tvister löses i första hand genom dialog.
Svensk lag tillämpas och Göteborgs tingsrätt är behörig domstol.
